If an engineer has just condemned your boiler, here is the short version: the appliance has been found unsafe, it must not be used, and it will need repairing or replacing before it can go back into service. It is not a scare tactic and it is not optional — it is a formal safety classification under national gas regulations.

"Condemned" is the everyday word customers use. Gas Safe registered engineers work to a national framework called the Gas Industry Unsafe Situations Procedure, and under it your boiler will have been given one of three classifications.
Immediately Dangerous (ID)
The appliance presents a danger to life or property right now if it is used. Common causes include carbon monoxide spillage into the room, a cracked or blocked flue, or serious combustion faults. With your permission the engineer will turn it off and cap it, and attach a warning notice. This is the most serious classification.
At Risk (AR)
One or more faults are present that could become dangerous. It may not be actively spilling fumes today, but it is not safe to leave running. The engineer will ask permission to turn it off and will attach a warning notice explaining the fault.
Not to Current Standards (NCS)
The installation does not meet today's standards but is not currently dangerous. The boiler can usually stay in use, but the issue should be put right — often at the next service or when the appliance is next worked on.
In every case you should receive a written warning notice describing the fault and the classification. Keep it — a replacement installer will want to see it, and if you are a tenant you will need it for your landlord.
What You Must Do Straight Away
- Do not use the appliance. Not "just for an hour to take the chill off". If it has been classified ID or AR, using it risks carbon monoxide poisoning, fire or explosion.
- Do not remove the warning label or reconnect the boiler yourself. Only a Gas Safe registered engineer should work on it.
- Keep the warning notice the engineer gave you.
- Check your carbon monoxide alarm is working, and fit one if you do not have one. They are inexpensive and widely available.
- If you rent, tell your landlord or letting agent in writing today and keep a copy of the message.
Can an Engineer Force Me to Turn It Off?
An engineer cannot disconnect your appliance without your permission — it is your property. But refusing is a bad idea, and it does not end there: where an appliance is Immediately Dangerous and the customer will not allow it to be made safe, the engineer is required to report it to the National Gas Emergency Service, who may attend and disconnect the supply themselves.
Put simply, the safe answer and the sensible answer are the same one. Let them cap it off.
Repair or Replace?
Some condemned boilers can be repaired. The honest questions are how much the parts cost, whether they are still available, and how much life the rest of the appliance has left.
- Usually worth repairing: a newer boiler, still in warranty, where the fault is a single serviceable component.
- Usually worth replacing: a boiler over 10–12 years old, where parts are obsolete, or where the repair cost is approaching half the price of a new installation. Older appliances are also considerably less efficient, so a replacement starts paying for itself immediately.
- Always replace: where the heat exchanger has failed or corroded through, or where the fault is structural rather than a component.
A second opinion from an independent Gas Safe engineer is entirely reasonable if you are unsure. Any honest engineer will tell you if a repair is the better option — I do it regularly.
If You Rent Your Home
Under the Gas Safety (Installation and Use) Regulations 1998, your landlord is legally responsible for keeping gas appliances they provide in a safe condition, arranging an annual gas safety check by a Gas Safe registered engineer, and giving you a copy of the safety record.
If your boiler has been condemned, the cost of repair or replacement is your landlord's, not yours. Report it in writing, keep the warning notice, and keep a record of the dates. If your landlord will not act, your local council's environmental health team can intervene.
Staying Warm in the Meantime
Most replacements happen quickly, but if you have a short gap without heating:
- Electric heaters are the safest stopgap. Plug them directly into a wall socket rather than an extension lead, keep them clear of furniture and curtains, and switch them off overnight.
- Never use a gas hob, oven, patio heater, or any outdoor appliance to heat a room. This is one of the most common causes of carbon monoxide poisoning in the home.
- An immersion heater, if your property has one, will still give you hot water independently of the boiler.
