What Does It Mean When a Boiler Is Condemned?

When a Gas Safe registered engineer condemns a boiler, they are telling you that the appliance is no longer safe to operate. There are two levels of notice a Gas Safe engineer can issue:

At Risk (AR) — the boiler has a fault that makes it unsafe but the risk is not immediate. The engineer will advise you to stop using the boiler and get it repaired or replaced promptly. You are not legally required to stop using it immediately, but you are strongly advised to.

Immediately Dangerous (ID) — the boiler poses an immediate risk to life. The engineer will turn the gas off and cap the supply. You must not use the boiler under any circumstances. This is the most serious level of condemnation and is typically issued when there is a risk of carbon monoxide poisoning, explosion, or fire.

In both cases, the engineer will complete a Gas Safe warning notice and leave you with a copy. This is a legal document. If a landlord's boiler is condemned, they have a legal obligation to repair or replace it within 24 hours for an Immediately Dangerous notice.

Why Do Boilers Get Condemned?

The faults that lead to condemnation — cracked heat exchangers, severely corroded flues, dangerous internal deterioration — are typically expensive to repair and often indicate that the boiler as a whole is at the end of its life. Replacing a heat exchanger on a 12-year-old boiler, for example, can cost £400-£600 in parts alone, and gives you no guarantee the rest of the boiler will hold up.

The honest answer I give every customer in this situation is: if the repair costs more than 50% of a new boiler, replace it. If the boiler is over 10 years old and has been condemned, replacement is almost always the right decision — financially and in terms of safety.
