Irlam sits alongside the Manchester Ship Canal, around twenty five minutes from our base in Hindley Green. It grew around heavy industry, and its housing reflects both that history and the substantial modern development built on and around the former industrial land since.
Solid-walled terraces where the flue must be cored through solid brick and sited clear of windows, doors and neighbouring boundaries, plus interwar and post-war semis with cavity walls and more straightforward routes. Back boilers still appear in the older stock and are removed properly — unit and flue out, fireplace made good, new boiler relocated.
A good share of Irlam and Cadishead housing is relatively modern. Existing combi in the kitchen, utility or garage, clean flue route, decent pipework — typically clean same-day swaps.
Where a system has run thirty or forty years without a proper flush, fitting an efficient new boiler onto it shortens its life and can affect the warranty. A full system cleanse and magnetic filter are included as standard on every installation we do.
If you are a landlord in Irlam, gas appliances you provide must be kept safe, checked annually by a Gas Safe registered engineer, and a copy of the record given to your tenant. We can install and keep the property on an annual service schedule.
