Warrington is roughly twenty five minutes from our base in Hindley Green, and it is a genuinely different town to work in compared with the old Lancashire pit towns north of it.
Warrington was designated a new town in 1968, and the estates that followed — Birchwood in the 1970s, Westbrook after it, and later Chapelford and the Great Sankey developments — mean a very large share of Warrington housing was built from the 1970s onwards. That has a practical consequence: a lot of these homes are now on their second or third boiler, and many still run pipework and controls that have never been properly looked at since the house was built.
Built through the 1970s as part of the new town. Cavity construction and generally sensible flue routes, but the original heating systems are long past replacement. The common finds are heavily sludged pipework, tired controls, and boilers sited in awkward cupboards. Straightforward installs, provided the system is cleansed properly rather than a new boiler simply bolted onto old dirt.
Newer again, with Chapelford and the Whittle Hall area developed much more recently. These homes usually have a modern combi already in the kitchen, garage or utility, a clean flue route, and decent pipework. Typically clean same-day swaps.
Warrington existed long before the new town designation, and the older parts have Victorian and Edwardian housing much like Wigan or Leigh: solid walls, chimney breasts, occasional back boilers still in place. Flue routing through solid brick and correct siting away from openings and boundaries is the thing to get right here.
Warrington has a good stock of four bedroom family housing with two bathrooms. This is exactly where an undersized combi struggles — run a shower and a tap together and the temperature drops. Correct sizing, or a system boiler with an unvented cylinder, is often the honest answer, and we will say so at survey rather than sell you a boiler that will disappoint.

A Worcester Bosch Greenstar 1000 24kW combi starts at £1,995 fully installed. Most standard Warrington swaps fall between £1,995 and £2,795. Larger family homes with two bathrooms may need a higher-output boiler or a system boiler with a cylinder, priced at survey as one fixed figure.
Yes. We cover Birchwood, Westbrook, Great Sankey, Chapelford, Latchford, Stockton Heath and the surrounding Warrington areas. We are based in Hindley Green, around twenty five minutes away.
It is very common and entirely fixable. Systems in the 1970s Birchwood housing are often heavily sludged after decades without a proper flush. Every installation we do includes a system cleanse and a magnetic filter, because fitting an efficient new boiler onto a dirty system shortens its life and can affect the warranty.
It depends on how many bathrooms you have and whether outlets get used at the same time, not just bedroom count. Many four bedroom Warrington homes with two bathrooms need a 30kW or larger boiler, or a system boiler with an unvented cylinder. We size it on the actual property at survey.
